Who Stays In The Properties?
We work with nationwide businesses, airports, and hospitals to house professional employees, cabin crews, and doctors who need accommodation in the area.
They often cannot commit to long ASTs and may stay from a few days up to 6 months. We provide quality short-term accommodation while meeting our obligations to you as the landlord or client.
We also fill gaps with well-vetted leisure guests and families who need temporary accommodation (for example, during insurance-funded home repairs).
How Do We Do This?
- We complete thorough due diligence to ensure your property is suitable for serviced accommodation.
- We identify the most suitable guest profiles—leisure, contractors, corporate, or a mix—and only proceed when it’s appropriate for short-term letting.
- Based on our findings, we can offer:
- A guaranteed regular rent for your property, regardless of bookings.
- Full management for a potentially higher return, aligned with occupancy.
- An offer to purchase via outright sale, lease option, or rent-to-buy.
- If your property isn’t a fit for our model, we can connect you with someone who can help.
What Are The Options
Option 1 – We become your tenant
Our company becomes your tenant under a company lease agreement, providing:
- Hotel-standard upkeep—we look after your asset.
- No voids—your rent is guaranteed for the duration of our agreement.
- We take care of any maintenance up to £50 including VAT.
- Weekly inspections by our cleaning team (minimum).
- You can inspect the property with 24 hours’ notice.
- Fast setup—often less than 2 weeks to your first rental payment.
- Truly hassle-free returns.
Option 2 – We manage the property as short-term lets on your behalf
We market and manage the property similarly to Option 1, with key differences:
- Returns vary month to month and can exceed a guaranteed rent model.
- All profit from short-term stays is paid to the owner after costs and fees (e.g., bills, linen, cleaning).
- No minimum guaranteed rent.
- Furnishings are paid by the owner (we can source and set up as an add-on service).
- Our fee is 15% of total gross booking income—our incentives are aligned with yours.
